Drafting & Design Process
The cost of the drafting process for a Lane Housing Co. design is included in the base price in the New Home Estimate you have been quoted. It is not an additional cost.The drafting process included allows for 82 hrs in total which covers our standard process and is suitable for most clients.If you have elected to make multiple changes to a Lane Housing Co design or are requesting a custom design floorplan, the time involved for drafting is longer. Depending on the number of changes & the complexity of the changes and the number of revisions, the time to complete the drafting will vary. Extra Drafting charges over the base pricing Concept Drafting allowance will be applied at an hourly rate of $60 Inc GST per hour and added to your Contract Price. We will let you know if your changes are exceeding our drafting budget. Please discuss this with your sales consultant if you are concerned about the potential for extra drafting charges.Please refer to the Preliminary Agreement and its Terms & Conditions as you will be required to reimburse Lane Housing Co. for relevant Drafting - costs at time of cancellation, should you withdraw from this Preliminary Agreement or not build with Lane Housing Co. Costs determined by hours worked per timesheets at hourly rate.

Our consulting Engineer will design your foundation according to the house design and the relevant soil classification and site levels. The Engineer design is specific to each unique home and site and is required before we are able to provide a fixed price for your foundations. We include the Engineer fee for your Lane Housing Co. design in your New Home Estimate. (Value Single Storey $825 Inc GST or $1025 Two Storey Inc GST)Extra Engineering charges apply for Retaining walls, split level homes, two-storey homes, homes with non-standard building materials or a complex design requiring steel or structural supporting beams. Custom Designed plans or significantly customised Lane Housing Co designs may also incur further Engineering Charges. Price to be confirmed if Extras are required.Extra charges for revisions (and delays) will also apply if the engineering requires revisions due to client changes after the first Engineers Report is obtained.
The Wind Rating Report is required by our Engineer and Window and Frame and Truss manufacturers for the structural assessment and design.Wind Rating Report - Travel outside - Bendigo Postcode Zone 3550, 3551, 3555, 3556 or Refund if Client has satisfactory Wind Rating Report
The Soil Classification Report is required for the engineer as part of the design process for foundations. Soil Classification Report - Bendigo Postcode Zone 3550, 3551, 3555, 3556 - (Value Included in your New Home Estimate $488 Inc GST)Have a soil test already?If you have an existing soil classification report we will attempt to use it, however if our engineer or building surveyor decline it, we will require a new report to satisfy their requirements. Alternatively, they may request further detail or updates for which you can decide to proceed with arranging or start afresh with a new report sourced by Lane Housing Co at the price listed below.(Value: $488)
Footing probe required to determine the depths of shed/carport footings. Engineer to then design a suitable method of construction to ensure there will be no damage to the shed/carport structure.
